How Long Does It Take to Buy a House in Texas?

One of the most practical questions first-time Texas buyers ask — and one of the most variable to answer. The short version: from initial offer to closing, most Texas home purchases take 30–45 days. But that range can compress or stretch considerably depending on financing, inspection outcomes, and negotiation as well as HOA documents and compliance timing and insurance.

The Texas Home Purchase Timeline, Step by Step

1. Pre-approval (before you start looking): 1–5 days.

Before making an offer, you need a mortgage pre-approval letter. A responsive lender can turn this around in 24–48 hours with your documents in order. Don’t skip this step — sellers in the Katy market will not seriously consider an offer without it.

2. Home search: variable.

This is the wild card. Some buyers find their home in a week. Others take three months. The Katy/Cinco Ranch market has decent inventory in 2026, but move-in-ready homes in high-demand school zones still move quickly. Being pre-approved and ready to move on a home you like is a real competitive advantage. Make sure you have found a lender you want to work with BEFORE seeing homes.

3. Offer and negotiation: 1–5 days.

In Texas, offers are made on the TREC One to Four Family Residential Contract, the standard form used across the state. Once submitted, sellers typically respond within 24–72 hours. Negotiation on price, repairs, or terms can add a day or two.

4. Option period: 5–10 days (negotiated).

Texas buyers typically purchase an “option” — a set number of days (negotiated in the contract, commonly 7–10 days) during which they can back out for any reason for a small fee ($100–$500 typically). This is when the inspection happens. If inspection findings require negotiation, that happens within this window.

5. Lender processing and appraisal: 21–30 days.

This is usually the longest phase. Your lender orders the appraisal, processes the loan file, and issues a commitment. Appraisal delays or underwriting conditions can extend this. Cash buyers skip this phase entirely and can often close in 10–15 days total.

6. Title and closing: 1–3 days.

The title company prepares the closing disclosure, you do a final walkthrough, and you sign at the title company. In Texas, buyers and sellers often sign separately. Funding typically happens the same day or the next business day.

Total Realistic Timeline

30–45 days for financed purchases, 10–20 days for cash. Plan for 45 days and be pleasantly surprised if it closes sooner.
